Because of this affiliation, we are traditionally known as a Continuing Care Retirement Community (CCRC), but we are also known as a University Based Retirement Community (UBRC). As a Continuing Care Retirement Community, or UBRC, we offer a maintenance free lifestyle in our independent homes and apartments, but if you should ever need it, our contracts include access to Assisted Living, Skilled Nursing, and Memory Care. Our History
For many years, retired faculty, alumni and friends encouraged the University of Florida to consider sponsoring a retirement community in Gainesville. Professor Gordon Streib from the Department of Sociology, a proponent of the concept, had researched the benefits of living in such a community. He and others were convinced that an affiliation with the University of Florida would further enhance the sociological and health advantages of the people who lived there.
In 1997, Dr. Streib and Dr. Ray Coward, the Director of the University of Florida Institute of Gerontology, arranged for President John Lombardi and a key group of University and Foundation staff members to attend a presentation regarding the development of a University-sponsored Continuing Care Retirement Community (CCRC).
The outcome of that meeting was the formation of an ad hoc committee to consider such a project for the University of Florida and to visit other CCRCs. A not-for-profit corporation was formed to separate the financial and legal obligations of the CCRC from the University.
Formal incorporation of Oak Hammock at the University of Florida, Inc. occurred in early 1999. PRAXEIS, LLC and FORCE Financial, LLC were selected to lead the development team. And the rest, as they say, is history. The landmark community opened its doors to members in the spring of 2004.

Villas and Club HomeIf you like having your own home and yard, you’ll love our Villas and Club Homes! Nesteled in a charming neighborhood with tree-lined streets, these homes range from 1,690 square feet to 2,350 square feet and have roomy two-car garages.
ApartmentsWe offer two distinctly different types of apartments – each with its own unique perspective. If you’d rather not go outside to dine, work out or attend classes, the Traditional apartment is for you. If you like to feel the morning air when you open your front door, you can choose an Atrium apartment with an open-to-the-sky garden courtyard. Both include one covered parking spot in our under-building garage.
Customized to Reflect Your NeedsWhatever lifestyle option you select, our in-house decorator can help you customize your new Oak Hammock home. Choose from a variety of upgrade options, and even change your floor plan, if you want to. We are very flexible and will try to accommodate any alterations you wish to make.
A Complete Array of ServicesWhen you move to Oak Hammock, living is truly maintenance-free! All apartments and homes are cleaned weekly – and your monthly fee also includes all yard work, home maintenance, all utilities (except phone), 24-hour security – and much more. Range of FeesOak Hammock at the University of Florida offers different contract options based on individual circumstances and needs; your individual Entrance and Monthly fees will depend on which contract option and floor plan you choose. Under our Standard Plan, the First Person Entry Fees range from $101,800 to $569,900, with Monthly Fees ranging from $2,298 to $6,811. Optional 50% and 95% Refund Plan contract options are also available. Call us for details.
We are currently offering three special incentive programs:
OPTION 1: Apartments over 1,600 sq. ft. are eligible for a $10,000 upgrade allowance
OPTION 2: Apartments smaller than 1,600 sq. ft. are eligible for a $5,000 upgrade allowance (excluding Fig and Ficus)
OPTION 3: Club Homes and Villas are eligible for a $30,000 upgrade allowance, $30,000 off the entry fee, OR any combination of the two
Oak Hammock will contribute up to $2,000 towards the cost of your move if you make a reservation deposit in July, August or September

Program Options
The Life Care Advantage
Life Care at Oak Hammock means you can live independently without worrying about the future. We offer a modified life care contract that provides unlimited access to private accommodations in our Assisted Living, Skilled Nursing and Memory Support residences, if ever needed.
For a one-time entrance fee and an ongoing monthly fee, Oak Hammock members have complete peace of mind – knowing that should they ever need long-term care, it is there for their lifetime. We offer a number of options that enable you to choose the plan and the residence that works best for you – even if you need unlimited care in our Health Center. And, that translates into significant savings compared to what comparable, high-quality care would cost elsewhere in the Gainesville area. In short, with Life Care at Oak Hammock, you’ll never have to ask the question, "Will I be able to afford long-term care in the future?" The answer is "Yes!"
Guaranteed Refund Plans to Protect Your Estate
In addition to our Standard Plan, Oak Hammock offers both a 50% and 95% Refund Plan. These are equity replacement plans that enable you to return a significant portion of your entry fee to your estate . . . to yourself, if you ever leave the community . . . or to a surviving spouse should he or she choose to move.
